What we do

A soft wash, not a pressure wash

The green film and the dark streaks on siding are not dirt. They are algae and mildew. They grow where the sun does not reach, usually the north side and under the eaves, and they keep spreading until something stops them.

We apply a cleaning solution at low pressure, about the force of a garden hose, give it time to work, then rinse. The solution does the cleaning, not the water. That matters because high pressure forces water behind vinyl and under lap siding, scars wood and tears window screens. We never put high pressure on a house.

  • What comes off: algae, mildew, dirt film, pollen, spider webs, wasp nests and the black “tiger stripes” on gutter faces.
  • What we wash: siding on every side, soffits, fascia, gutter exteriors, trim, shutters, garage doors and entry doors.
  • What we protect: plants rinsed with plain water before and after, beds covered where solution could drip, furniture moved and put back, outlets and light fixtures covered, windows checked closed.

Why it matters

What a clean house protects

Curb appeal is the part you see from the street. The rest is the part you pay for later if the growth stays.

The siding itself

Algae and mildew hold moisture against the surface. On vinyl that means staining that sets in. On painted wood it means peeling and rot. Washing it off every few years is far cheaper than replacing a wall of siding.

Resale and appraisal

A green north wall is the first thing a buyer or an appraiser notices from the driveway. A wash the week before photos are taken is one of the least expensive things you can do to a house that is going on the market.

The next coat of paint

Paint and stain do not stick to mildew. If you plan to paint, wash first and let the house dry for a few days. Painters will tell you the same thing, and some will not start until it is done.

Straight answers

What a house wash does and does not do

Most siding comes back to its original color in one visit. A few things need to be said plainly before the day.

  • Oxidation on aluminum or older vinyl is the chalky white layer that rubs off on your hand. A wash takes the growth off but not the chalk. If we see it at the assessment, we tell you and price the separate treatment if you want it.
  • Paint that is already failing can lift during any wash. We point it out before we start rather than after.
  • Inside the gutters is a separate job. A house wash cleans the outside faces of the gutters. Gutter cleaning clears what is inside them, and many homeowners book both for the same visit.
  • Glass gets rinsed with the house. For streak-free glass, frames and sills, add window cleaning.
  • How often: most homes in Southeast Wisconsin stay clean two to three years. Shaded north walls and houses under trees go green sooner.
How it works

Three steps, no surprises

1. Free Exterior Assessment

We come out, walk the house with you and measure every wall. You get a written price for the house wash and for anything else you ask about. No pressure to bundle.

2. The day before

We text a short list: close the windows, move the cars off the driveway, unlock the gate, leave the outside spigot on. If you will not be home, that is fine.

3. Wash day

Most houses take two to four hours. We rinse the plants, wash from the ground, rinse again and walk the house with you. If you are out, you get photos by text when we leave.

Questions homeowners ask

Before you book

Will the cleaning solution hurt my plants or my lawn?

We wet the plants and grass with plain water before we start, keep the solution off the beds, and rinse everything again when we finish. Beds right against the house get covered. That is how we protect them on every house.

Can my siding be washed in cold weather?

Yes, as long as the temperature stays above freezing for the day and the night after. The solution needs liquid water to work and to rinse. In Wisconsin that usually means April through November, and we tell you if a date looks too cold.

What if a spot is missed or the green comes back?

Tell us within 30 days and we come back and fix it at no charge. That is the 30-Day Satisfaction Guarantee. It covers our work on the day. It does not cover new growth that returns on its own a season or two later.
