What we do

The right pressure for each surface

The dark tracks on a driveway and the black film on a shaded patio are algae and mildew living in the pores of the concrete, with dirt and tire rubber on top. They get slick when they are wet, which is why the patio feels like ice after rain. Concrete and pavers are hard enough to take real pressure, so that is what we use on them.

We run a surface cleaner, the round hood with spinning nozzles, instead of a wand. It cleans in even passes at a fixed height, so there are no stripes, no zebra marks and no gouges in the concrete. Oil spots get a degreaser before the wash. Edges and steps get the wand. Then we rinse the slurry off your lawn, your siding and the street.

  • Concrete and pavers: driveways, walks, patios, steps, pool decks, garage floors and retaining walls. Hot water and the surface cleaner.
  • Wood and composite: decks and fences get low pressure and a cleaner that lifts the gray and the mildew without furring the wood. Ready for stain in a few dry days.
  • Siding and roofs: never pressure washed. Those are a soft wash, and we tell you which is which at the assessment.

Why it matters

What a clean hardscape protects

The look is immediate. The reasons to keep it up are mostly about water, ice and falls.

Slips

Wet algae on concrete is one of the most common reasons someone goes down on a front walk or a pool deck. Cleaning it off is the fix. Guests, the mail carrier and your own family walk that surface every day.

Freeze and thaw

Growth holds water in the surface of the concrete. Wisconsin winters freeze that water and push the surface apart a little more each year. Clean concrete dries, and dry concrete does not spall.

Pavers and joints

Algae in paver joints breaks down the sand and lets weeds in. A wash, fresh joint sand and a seal on a dry day keeps a paver patio looking like it did the week it was laid. We tell you if yours is ready for that.

Straight answers

What pressure washing does and does not do

  • Old oil stains lighten with a degreaser and hot water. Stains that soaked in years ago may stay as a faint shadow. We say that at the assessment, not after.
  • Rust streaks from a sprinkler, a railing or fertilizer need a separate rust remover. We quote it as its own line if you want it.
  • Paint, sealer and stain that are already failing will lift. If you plan to restain a deck or reseal a patio, that is a good thing. If you do not, we tell you first.
  • Cracks and spalling are there before we arrive. Washing shows them more clearly. It does not cause them, and it does not fix them.
  • How often: every one to two years for most driveways and patios. Shaded patios and north-side walks go green faster.
How it works

Three steps, no surprises

1. Free Exterior Assessment

We measure each surface, note the oil spots, rust and any loose joints, and check where the water will drain. You get a written price per surface, so you can do the driveway now and the patio later if you want.

2. The day before

We text a short list: move the cars off the driveway, clear the patio furniture and the grill or let us move them, unlock the gate, leave the outside spigot on. You do not need to be home.

3. Wash day

A driveway and walks take one to three hours. Degreaser on the spots, surface cleaner in even passes, wand on the edges, rinse everything downhill. Furniture goes back where it was, and you get photos by text when we leave.

Questions homeowners ask

Before you book

Will the pressure damage my concrete or my pavers?

Not at the pressure and height a surface cleaner runs. The damage people have seen comes from a wand held too close, which cuts lines and etches the surface. We use the wand only on edges and steps, and we keep it moving. Pavers get a lower setting so the joint sand stays put.

Where does all the dirty water go?

Downhill, the same way rain does, and we rinse it off the lawn, the beds and the siding so nothing dries where it should not. Degreaser is used on spots only, and we keep the runoff out of the storm drain where the grade allows.

What if a spot is missed or still looks dark?

Tell us within 30 days and we come back and clean it at no charge. That is the 30-Day Satisfaction Guarantee. It covers our work on the day. It does not cover old oil shadows or rust we told you about, or growth that returns on its own a season later.
