You manage five to fifty properties. Every one of them has a north wall going green, a garage that residents complain about, and a board that wants three bids. The vendor who no-shows turns into twenty owner emails that land on you. Our job is to make the wash the one line on your list that does not come back.
What managers tell us they need
- A certificate of insurance made out to the association or the owner, before the crew arrives.
- A proposal they can forward to the board unchanged.
- Work scheduled around residents, with notice they can send out.
- Cars, plants and glass protected. No damage claims to explain.
- Proof the work was done, without driving out to look.
- One invoice per property, in the format accounts payable expects.

Walk and measure
We walk the property with you, measure every priced area on site and photograph every problem spot. We ask who pays, who signs and when the budget closes, so the proposal fits your approval path.
Written proposal, board-ready
Every service priced on its own line.
Details
Options side by side. Estimated service days plus a buffer day. Terms in plain words on one page. Large scopes can be phased across budget years.
Scheduled around residents
We send a resident notice you can forward.
Details
Patios and balconies get cleared, windows closed. Cones out, cars and plants covered. Quiet battery-electric soft wash near occupied units.
Property protection and runoff management
Fully compliant runoff management when the job calls for it: wash water kept out of storm drains, permits pulled when a job needs them. Hydrant permits pulled for water on large jobs so we are not on your meter.
Proof when we leave
Same-angle before and after photos from every building, delivered to you, ready to forward to the board or the owner.
One invoice per property
Deposit and final invoice cross-referenced, written to the entity that pays, sent to the billing inbox you name. Paid by bank transfer.
On-Time Guarantee
We confirm a completion date in writing when the job is booked.
Details
If we finish after that date, we credit 2 percent of the contract price for each business day late, up to 10 percent, on the final invoice. Days lost to weather, to access we cannot get, or to scope you add do not count.
Same angle, same day

Drag to compare
Condo community entrance, Southeast Wisconsin. Moss and lichen off the stone in one evening. The first thing every resident, visitor and prospective buyer sees.
48 buildings, 337 units: one community, one vendor
The board met us in person. The work was split into phases so each phase was a smaller yes, and the first finished phase was the proof for the next. Crew of three to four. Setup at 7:00, service 8:00 to 5:00, quiet electric touch-ups until 6:00, off site by 6:30. Residents cleared patios and closed windows on a schedule we sent ahead. Hydrant permit pulled for water. After the season the board asked us back for a recap meeting, then booked fall gutter work.
Before you add us to the vendor list
Can I get your certificate of insurance and W-9 today?
Yes. Tell us the exact name and address of the association, owner or management company, and we request the certificate from our agent the same business day. The W-9 goes out with it. Details on the Vendor Packet page.
Can you handle several properties with one point of contact?
Yes. One contact for every property in your portfolio. We walk each site, price each one on its own, and put them on one schedule so spring work is booked before the season fills.
What do you give me for the board meeting?
A written proposal with every service on its own line, options side by side, a timeline with a buffer day, photos of the problem areas, and terms on one page. Managers forward it unchanged. If the board wants us in the room, we come.
