Free Exterior Assessment A site walk with your superintendent, a test area, a written fixed price and a schedule tied to your turnover date. No obligation. We reply the same business day.Passed inspection. The garage still looks like a job site.
Skid-steer tread marks across the drive aisles, a gray film of concrete fines in every stall, overspray and water spots on new glass, haze on poured walls. The owner walks it at turnover, the punch list grows, and retainage waits until it is closed. Your crews are already on the next job.
What a turnover clean covers
- Garage decks and ramps. Wet-sweep of construction dust and debris, then hot-water surface cleaning to lift tread marks and the gray film.
- Concrete and flatwork. Sidewalks, entries, plazas and dumpster pads cleaned of mud, rust, tire marks and spills.
- Concrete and mortar film. Haze on poured walls, block and brick removed with an acid wash worked in by hand, tested on a patch first, then rinsed and neutralized.
- Glass and frames. Construction dust, overspray and water spots cleaned off windows and storefront frames. Labels and stickers removed from the glass.
- Construction dust on the facade. Siding, trim and soffits soft washed so the building matches the renderings.

How a turnover job runs
Walk and test area
We walk the site with your superintendent, measure on site, and clean a test area. You and the owner see the result before the price.
Fixed price and schedule
A written fixed price for the scope, with estimated service days plus a buffer day, set back from your turnover date.
Condition record
Cracks, patches, chips and tie holes are photographed before any product touches the surface. What we did stays separate from what was already there.
Protection
Berms at every door that opens onto the work, drain protection, cones and signage. Shielding for glass, railings, fixtures and landscaping.
Clean
Wet-sweep and hot-water cleaning on decks, acid wash on film and haze, soft wash on the facade, glass and frames last.
Final rinse and walkthrough
Edges, stall lines and column bases rinsed, then a walkthrough with your superintendent, section by section.
Closeout file
Before and after photos from the same marked positions, delivered with the invoice. Plus the paperwork your subcontract asks for.
On-Time Guarantee
The completion date is confirmed in writing when the job is booked.
Details
If we finish after that date, we credit 2 percent of the contract price for each business day late, up to 10 percent, on the final invoice. Days lost to weather, to access we cannot get, or to scope you add do not count.

New construction in Wauwatosa: Vista Village
A general contractor needed the underground garage of the new Vista Village apartment building in Wauwatosa clean before turning it over to the owner. The floor carried construction dust, a gray film of fines and skid-steer tread marks along every travel path. We cleaned a test area during the assessment, then priced the job as a fixed price. On site we bermed every door that opened onto the garage, wet-swept the drive aisles, stalls and ramps, ran hot-water surface cleaning and finished with a detail rinse and a section-by-section walkthrough. Two days on site, with before and after photos for the closeout file.
For a second general contractor we acid washed 2,850 sq ft of new poured concrete wall at a park pavilion in one service day, and cleaned the overspray off the glass above it at no charge so the building was handed over with clear windows.
New construction questions
Do you work on pay-when-paid and retainage?
Yes. We work under your subcontract terms, including pay-when-paid and retainage released at closeout. Tell us what your pay application needs, and the invoice, photos and lien waiver are written to match.
Can you hit our turnover date?
We schedule back from the date you give us and build a buffer day into every timeline. The completion date is confirmed in writing and backed by our On-Time Guarantee. Where other trades are still working, we sequence around them.
What insurance paperwork can you provide?
Stooges Exterior Services carries general liability, commercial auto and workers compensation coverage. Send us the certificate requirements from your subcontract and we request the certificate from our insurance agent the same business day, with our W-9 if your accounting team needs it.
Will acid or hot water damage new concrete, brick or glass?
Every surface gets a test patch before we price it, and existing defects are photographed before we start. Acid washes are worked in by hand, rinsed at low pressure and neutralized, and glass, railings and landscaping are protected throughout.
