Case study

One community, one point of contact

Apartment and condo community, 48 buildings, two phases

2phases across one community
48buildings, apartments and condos
337units across the community
1point of contact, start to finish

One community, two property types, one point of contact. The condo side ran first, in phases, with residents cleared from patios on a published schedule. The apartment side followed as phase two under the same contact and the same resident notice. After the season the owner asked for a recap and booked gutter cleaning. One point of contact the whole way through.

The problem

Curb appeal is a leasing number

A prospect judges the building from the parking lot. A renewing tenant judges it from the balcony and the garage. A dirty entry, a greasy garage ramp and a dumpster pad that smells in July are complaint items until they are cleaned, and then they are nothing. That is the goal. A clean entry and garage are the cheapest items on a turnover list, and the first two a prospect sees.

What regional managers ask us

  • Can you work around tenants without blocking parking all day?
  • Can you clean the garage at night, or in sections, so nobody loses a space?
  • Can you treat the white mineral bleed on the garage pillars, not just rinse it?
  • Quiet equipment near occupied units?
  • Where does the wash water go?
  • Can you do all my sites on one schedule, with one invoice per property?
  • Can you get approved in our vendor compliance platform?

The answer to each is yes, and the method is below.

Our method

Scheduled around turnover and tenants

Before the work
1

Tenant notice you can post

Dates, which balconies to clear, which rows to move from, windows closed. Written so the leasing office can post it as is.

2

One schedule, every site

Walk every property once. Price each on its own. Book spring dates across the portfolio in winter, before the season fills.

During the work
3

Sections, not shutdowns

Garages and lots are cleaned in sections with cones and signage, so tenants always have somewhere to park. Night and early morning work where a lot is full all day.

4

Quiet near units

Battery-electric soft wash unit for facade and balcony work close to windows. Hot water for garages, grease and gum.

5

Property protection and runoff management

Fully compliant runoff management when the job calls for it: wash water kept out of storm drains. Degreaser on garage floors and dumpster pads so oil does not just move downhill.

After the work
6

Photo report per property

Same-angle before and after from each site. The regional manager sees the result without a site visit.

7

On-Time Guarantee

The completion date is confirmed in writing when the job is booked.

Details

If we finish after that date, we credit 2 percent of the contract price for each business day late, up to 10 percent, on the final invoice. Days lost to weather, to access we cannot get, or to scope you add do not count.

Apartment balconies and siding after soft washing

Apartment parking garage drive aisle after hot-water washing

Loft apartment garage, Milwaukee. Hot water and degreaser, no cars moved to the street.

Questions owners ask

Before you send the vendor form

Can you clean the garage without closing it?

Yes. We work in sections with cones and signs, usually a row or a level at a time, and at night or early morning where the garage is full all day. Tenants get a notice with the rows and dates.

Will the equipment bother tenants?

Facade and balcony work near windows runs on a battery-electric soft wash unit. The hot-water machine is used for garages, grease and gum, scheduled for the hours you set.

Can you be approved in our vendor compliance platform?

We supply the certificate of insurance, W-9 and company details your platform asks for. Tell us which platform and we start the registration the same week. Details on the Vendor Packet page.
